Pacific Palisades Real Estate Market Update: Fall 2026

On Sunday morning, Eddie Navarro opened Pali Drip, a coffee counter inside Prima Cantina on Sunset. The next day, Brian Garrett, a Palisades native like me, held the first event at Palisades Towne Hall on Via de la Paz, on a block that still shows the fire. Down the street, homes that are finished and livable are selling in weeks.

I was born and raised in the Palisades. My parents still live here, and friends I grew up with are rebuilding on the same streets we rode bikes on. This is my fall read on our market and the news that affects what your home is worth.

1. Pacific Palisades Market at a Glance

Single-family homes, 90272, closed July–August 2026 (same period 2025 in parentheses), MLS:

  • Homes sold: 22 (20)
  • Median sold price: $4,532,625 ($3,564,000)
  • Median days on market: 24 (38)
  • Sold price vs. list: 94.9% (93.4%)

Land, 90272, closed July–August 2026:

  • Lots sold: 51 (88)
  • Median sold price: $1,900,000 ($1,685,000)
  • Median price per square foot: $272
  • Sold price vs. list: 98.4% (96.1%)

2. Homes: Two Clear Groups

Move-in-ready homes under about $5.5 million sold fast, several over asking. A 1938 house on Chautauqua sold for $7.9 million in ten days, more than 23% over its list price. 773 Via de la Paz sold 14.5% over asking in 11 days, and a new 2026 build on Drummond Street in the Alphabet Streets sold just over asking at $3,005,000.

Estates above $9 million negotiated. Riviera sales on Amalfi Drive and Capri Drive closed at 85% and 90% of list. A finished, livable house is still the scarcest thing in town, and buyers pay for it.

3. Lots: A Price Is Emerging

Fewer lots sold than last summer's rush, but prices rose and sellers got closer to asking. Four Fiske Street lots in the Alphabet Streets all sold between $344 and $365 per square foot. A year ago nobody knew what a burned lot on Fiske was worth. Now there is a clear, repeatable price.

By neighborhood, the Huntington averaged about $409 per square foot, the Alphabet Streets about $351, and Marquez Knolls about $221. For a family ready to build, Marquez Knolls remains one of the best values in town.

4. What Is New in the Palisades This Week

  • Pali Drip opened September 27 at 15246 Sunset Boulevard, inside Prima Cantina, from 6 to 11:30 a.m. Eddie Navarro opened Estate Coffee on Via de la Paz in 2018, and owner Nando Silvestri is sharing his morning space. That neighbor-to-neighbor spirit is how this town has always worked.
  • Palisades Towne Hall held its first event at 861 Via de la Paz on September 28, a crowdfunded community gathering place founded by Brian Garrett.
  • Habitat for Humanity began a four-day community build on September 23 from the Corpus Christi rectory site on Toyopa Drive, with work on Avenida de Santa Ynez, Edgar Street, Palisades Drive, Enchanted Way and Livorno Drive. More than 160 families are receiving help, and Habitat estimates the typical insurance gap at about $500,000.
  • The Business Block at Sunset and Swarthmore, built around 1927, is the subject of a proposal from Councilmember Traci Park's office to clear about half of the remaining walls while preserving roughly 330 feet of facade for redevelopment. The owner had not responded as of September 25.
  • The Palisades Recreation Center broke ground on its more than $50 million, philanthropically funded rebuild on September 21, with 14 to 16 months of construction ahead.
  • Friends of the Palisades Library holds a book sale on October 3 and has announced a Palisades cookbook.

Every one of these is personal to me. I am thrilled to see neighbors coming back, and honored to help families decide whether to rebuild, sell or come home.

5. Insurance and Rates

  • FAIR Plan rates rise an average of 29.1% on October 15. Get an insurance quote before you remove contingencies on any Palisades home or lot.
  • Los Angeles County sued State Farm on August 31 over its 2025 wildfire claims handling. If you are still settling a claim, documentation matters.
  • Mortgage rates averaged 7.03% on September 24, according to Freddie Mac, above 7% for the first time in more than a year. In financed price ranges, a seller credit toward a rate buydown can do more than a price cut.

6. What It Means for You

If you own a standing home: This is the strongest position for sellers since the fire, if you price to what is actually selling.

If you own a lot: Prices are firming and comps are becoming consistent, especially in the Alphabet Streets. Have your survey, soils report, utility status and permit history ready before you list.

If you are buying: Estates above $9 million offer real room to negotiate. Between $2 million and $5 million, be fully underwritten and ready to move.
